Application and Leasing

How do I apply for an apartment in your complex?

Super easy—just head to our floorplans page, choose the layout you like, and follow the steps to apply online.

What documents do I need to provide for the application process?

We’ll need a valid photo ID and proof of income, like recent pay stubs or a job offer letter.

What are the income requirements to qualify for an apartment?

We require a gross monthly income of at least 2.5 times the rent. If you’re applying with roommates, we combine incomes. Additional conditions may apply during screening.

What is the lease term for the apartments? 

We offer flexible lease terms ranging from 6 to 24 months, depending on availability and what works best for you.

Can I sublease my apartment? 

No, we don’t allow subleasing at The Shoal.

Is renter's insurance required? 

Yes, all residents are required to maintain renter’s insurance throughout the lease term.

How do I renew my lease? 

Just reach out to the leasing office when you're getting close to your lease end date. Our team will walk you through your options. 

Does The Shoal offer affordable housing options?

We do not currently participate in affordable housing programs. However, we offer a range of layouts at competitive prices for Central Austin.

Move-In and Move-Out Support

Are there move-in or application fees?

Yes. There’s a $90 application fee per person, and a $150 admin fee due at move-in. 

Are there services to help with the move-in process?

While we don’t offer moving services, our team is here to answer questions and make things go as smoothly as possible on move-in day.

Are there any restrictions on decorating or modifying the apartment? 

No, you’re welcome to decorate your apartment and make it feel like home! Just keep in mind that damage beyond normal wear and tear will result in fees upon move-out. 

What happens if I need to break my lease? 

To terminate your lease early, you must provide 60 days’ written notice and pay the early termination fee outlined in your lease agreement.

How much notice is required before moving out?

We ask for a 60-day written notice before your planned move-out date.

What is the process for moving out? 

When you’re ready to move out, please make sure to drop your keys off at the office and let us know your new forwarding address.

How long does it typically take to receive the security deposit refund?

We’ll process and mail your deposit refund within 30 days of your move-out.

Fees and Payments

How much is the security deposit, and when is it due?

Deposits are due at the time of application, and vary per floorplan:

  • $150 for studios

  • $200 for 1-bedrooms

  • $300 for 2-bedrooms

Are utilities included in the rent? 

No, utilities are billed separately.

Which Wi-Fi providers can I use? 

Most residents use AT&T or Grande Communications, both of which serve the property.

How can I pay my rent? 

Just log in to your resident portal and pay securely online with a card or bank account—whatever works best for you.

Are there any extra monthly fees?

Yes. Monthly fees include:

  • $22 for Fetch package delivery

  • $25 for valet trash

  • $7 for pest control 

Parking

Is parking available? Is there an additional fee for parking?  

Yes, we have garage parking available for $100/month.

What about overnight guest parking? 

We don’t have designated overnight guest parking, but there’s usually street parking available along 12th Street.

Are there EV Charging stations? 

Not at the moment.

Maintenance and Requests

How do I submit maintenance requests?

You can submit maintenance requests through the resident portal at any time. For urgent issues after hours, call our emergency maintenance line.

How fast are maintenance issues handled? 

We have a 24-hour emergency response time, and our team is available on-site Monday through Friday during office hours.

Pets

Do you allow pets in the apartments?

Yes! We love pets. Our pet-friendly community welcomes both cats and dogs.

Is there a pet deposit or a monthly pet fee?

Yes. There’s a $300 non-refundable pet fee, a $200 refundable pet deposit, and $25/month pet rent per pet.

Are there breed or size restrictions?

We’re friendly to most breeds, but a few restrictions apply. Please reach out to the leasing office for details on breed limitations and pet guidelines.

What onsite amenities do you offer to accommodate pets?

While we don’t have a dog park on the property, we’re located right next to Shoal Creek Greenbelt, perfect for daily walks, runs, and fresh air with your pup.

Are there laundry facilities in the complex?

Each apartment comes with its own washer and dryer.

Is there bike storage available on the property? 

Yes, we have a bike storage facility in our parking garage.

Do the apartments have high-speed internet access? 

Yes, all apartments are wired for high-speed internet.

How does package delivery work? 

We use a program called Fetch. They receive your packages and notify you. Then, you pick a time for them to drop it off at your door.

We offer:

  • 1-bed, 1-bath

  • 2-bed, 1-bath

  • 2-bed, 2-bath

Are furnished apartments available? 

We don’t have fully furnished units, but furniture rental is available. Let us know if you're interested.

Community and Lifestyle

Do you host community events? 

We sure do! We host about two events a month, offering a great way to meet neighbors and enjoy the community.

Are there quiet hours in the community? 

Yes, quiet hours are from 10 PM to 7 AM, in line with Austin city guidelines.

How do I report a noise complaint? 

You can email the leasing office or call our emergency line.

What schools or childcare options are nearby?

The Shoal is in the Austin ISD, with several nearby public schools, daycares, and preschools. Reach out if you'd like local suggestions.

What’s The Shoal's neighborhood like, and what transportation options are available nearby?

We’re in the heart of Central Austin, close to Burnet Road, Shoal Creek Trail, and just minutes from downtown, The Domain, and UT Austin. You’re minutes from MoPac (Loop 1), and walkable to public transit, trails, dining, and shopping. Whether you bike, drive, or hop on public transit, getting around is easy.

What is your smoking policy? 

Smoking is only allowed on your private balcony. The Shoal follows all applicable City of Austin guidelines when it comes to smoking.
